What areas/markets do you service?

We can co-host a property in any market that we can find a reliable boots-on-the-ground team. We're focusing on slowly expanding our portfolio on the coast of Southern Maine, and also in the mountains of the Newry/Bethel market.

What separates you from other property managers?

One of the biggest differentiators from other managers in our markets is that we value quality over quantity when it comes to taking on new clients. Our intent is to slowly grow our co-hosting portfolio until we hit our business' financial goals by only taking on high-quality properties. This allows us to stay laser-focused on each of our listings, as opposed to letting the lower-performing properties get lost in the mix and ultimately mismanaged.

Additionally, we've invested in a network made up of the top short-term rental operators in the country. We leverage this group for day-to-day consulting for our business. It gives us an edge on the competition as we're always the first to know when a new software, regulation or specific strategy is suddenly relevant to the industry.

Can I, as the property owner, view current bookings and make my own personal bookings?

Yes, through our property management system, Hospitable, property owners have their own portal where they can view current and future bookings, reserve personal bookings and generate various reports.

Do you have requirements for how much we as owners can occupy the property?

We do not. Owners can freely make personal bookings at their properties without consulting us.

How do you handle damage claims?

We utilize a third-party insurance company called Safely which provides $5,000 per stay coverage for any damage to items in the home, as well as $1,000,000 coverage per stay for bodily injury of a guest and structural damage to the home. We collect photos and videos after every guest check out which allows our claims to be processed immediately. Reimbursement is typically paid out within 7 business days.

What are your fees?

Our fees are based on a percentage of the monthly revenue generated by your property. The exact rate can vary depending on the specific agreement we have with each property owner. Typically, our fees range from 20% to 30% of the daily rate (not calculated off additional fees such as cleaning, taxes, pet fees, etc.). The specific percentage will be determined through discussion to ensure it aligns with the services provided and meets the property owner’s needs.

Do you only manage short-term rentals or do you cover long-term rentals as well?

Our focus is mainly on short-term rentals (30 day stays or less). However, as coastal Maine is a very seasonal market, we offer owners the option of renting their properties on a mid-term basis (30-120 day stays) in the offseason to guarantee occupancy. This is typically the best alternative option to renting the property short-term in terms of maximizing revenue.
